They Signed. Now They Won't Pay. Time to Get Serious.

You did everything right. Got the change order signed. Did the work. Sent the invoice. And now? Crickets. Here's how to get your money.

The Dispute Pipeline: Five Stages to Getting Paid

Each stage escalates the pressure. Most clients pay up by Stage 2. The ones who don't? You've got the firepower to go all the way.

1

Demand Letter

2

Mechanic’s Lien

3

Small Claims Court

4

Collections Agency

5

Resolution

1

Demand Letter

A formal written demand for payment. States the amount owed, references the signed change order, and gives them 10 business days to pay.

What to do: SealedScope generates a professional demand letter with all your documentation attached. Send it certified mail and email.

2

Mechanic’s Lien

A legal claim against the property. This shows up on title searches and prevents them from selling or refinancing until you’re paid.

What to do: File with your county recorder’s office. Deadlines vary by state. Usually 60–90 days after last work performed. Don’t miss it.

3

Small Claims Court

For amounts under your state’s limit (usually $5K–$10K). No lawyer needed. You bring your evidence, they bring their excuses.

What to do: File at your local courthouse. Bring your SealedScope evidence pack: signed change order, timestamps, IP address, device info. Judges love this stuff.

4

Collections Agency

Hand it off to a professional. They take a percentage but you don’t have to chase it yourself anymore.

What to do: Provide the agency with your documentation package. The signed digital record makes their job ten times easier.

5

Resolution

Most disputes resolve at Stage 1 or 2. A demand letter with a signed change order attached gets attention fast.

What to do: Once paid, mark the dispute as resolved in SealedScope. Keep the records; you might need them for taxes.
