Construction & Trades
General ContractorsMasonry & ConcreteWindows & DoorsSiding & ExteriorDemolitionFence InstallationDeck BuildingConcrete & PavingYou showed up to install a new door and found the header is sagging, the jambs are rotted through, and the opener circuit is on a shared breaker. None of that was in the estimate. SealedScope makes sure every framing repair, electrical upgrade, and style change is signed before the old door comes down.

Rotted jambs and a sagging header mean you can't mount the new tracks until the framing is repaired or rebuilt. The client thinks door replacement is just 'swap and go.' It's not when the structure is failing.
The existing opener wiring is undersized, on a shared circuit, or the outlet isn't GFCI-protected. You can't install the new smart opener without electrical upgrades that weren't in your bid.
Client upgrades from a standard steel door to an insulated carriage-house style mid-job. Different weight means different torsion springs, reinforced tracks, and possibly a stronger belt-drive opener.
Rotted wood, cracked headers, or out-of-square openings that need to be rebuilt before the new door can be hung. Structural work adds labor, lumber, and time that wasn't in the door-only estimate.
New smart openers with Wi-Fi, battery backup, and camera integration need dedicated circuits, GFCI outlets, and sometimes safety sensor relocation. Old wiring needs updating to meet current code.
Client switches from standard raised-panel steel to insulated carriage-house or full-view aluminum glass. Heavier doors need higher-cycle torsion springs, reinforced tracks, and a stronger belt-drive opener.
Existing torsion or extension springs are at end-of-life, wrong gauge for the new door, or a mismatched pair. Replacing springs means recalculating weight, winding new coils, and safety-testing the balance.
Client wants the garage properly sealed: new bottom seal, side weatherstripping, header seal, and insulation panels on the back of each section. Energy efficiency add-ons are a separate scope.
Existing tracks are bent, corroded, or the wrong radius for the new door. Converting from standard-lift to high-lift or vertical-lift tracks for ceiling clearance adds significant hardware and labor.
Rotted jambs? Wrong springs? Open SealedScope right in the garage, describe the additional work, set the revised price, and snap photos of the damaged framing or worn hardware.
Send the change order to the homeowner via text or email. They see the photos, the scope of additional work, and the cost. They sign digitally before you start demo.
Every framing repair, electrical upgrade, and style change is documented and signed. When the install is done, the final invoice matches what was agreed to. No disputes.
